Welcome to Croftgarrow Steading, our very special holiday home forming part of a pretty farm conversion, sitting in a quiet spot opposite the River Lyon, near the village of Fortingall in rural Perthshire. An ancient stone steading, painstakingly converted with no expense spared, our aim is for our guests to feel special and rather spoilt from the moment they arrive. The property benefits from all the amenities you would expect of a modern house but through the use of high quality natural materials, retains the charm of a stone farm building. The property is spacious and beautifully designed but is extremely cosy and relaxing at the same time.
One of Croftgarrow Steading's main features is a very large open plan living area containing a very well equipped farmhouse kitchen, dining area and plenty of seating. The underfloor heating provides a lovely ambient warmth which can be enhanced with the four-sided central wood burner which forms the centre piece to the living space. The house is equipped with a state of the art SONOS wireless multi room music system enabling you to play your favourite music in any room of the house direct from your phone. There is a 55" Smart TV in the main room providing FreeSat, BT Sports, Netflix and other internet TV Services all served over Ultra Fast Fibre broadband. There is a BOSE CD/DVD home cinema system, a Nintendo Wii with games, and plenty of CDs, DVDs, books and board games for our guests entertainment.
The two bathrooms have separate shower cubicles and baths, and are tiled in natural stone with marble surfaces. Fluffy towels and bathrobes with complimentary Arran Aromatics toiletries are left for our guests comfort. Both bedrooms have a 32" Smart TV with a range of internet TV services.
Because of its thoughtful design, we find Croftgarrow works well for both romantic retreats and lovely family holidays.

The house consists of one double bedroom with king size bed and one twin bedroom, at opposite ends of the house, accessed by a corridor off the main hallway. The twin bedroom has a beautiful en-suite bath and shower room and the master bedroom has sole use of the large and luxurious bath and shower room situated next to it on the corridor.
The rest of the property is then taken up with the main living space: a vast open-plan area containing the beautiful burr oak and granite farmhouse kitchen, dining space and plenty of seating areas. A large four sided wood burning stove forms the centre piece to this space and double glass doors to the south and west lead out to the private garden with a hot tub, and a lovely furnished verandah. The back drop to the garden is open fields and hills with wonderful views wherever you look.
Croftgarrow Steading fronts onto a pretty courtyard which it shares with 3 other properties.
To the rear is approximately 0.5 acres of private garden, mostly laid to lawn. Double glass doors to the east and another set to the south lead out to the garden via a lovely furnished verandah. The landscaped gravel courtyard contains the hot tub, garden furniture, barbecue and log store. There is private parking to the side of the property and an EV charging point for customers with electric cars.
The backdrop to the garden is open fields and hills with wonderful views wherever you look. Directly opposite Croftgarrow is the River Lyon with fishing permits available.
There is no specific facilities to accommodate disability but the house is all on one level with a ramp leading up to the front door.

Croftgarrow sits just outside the pretty thatched cottage village of Fortingall. Directly opposite Croftgarrow is the River Lyon with fishing permits available. Just a mile away is Loch Tay, with lots of water sports available such as kayaking, canoeing and boating. The surrounding countryside is perfect for walking and biking, and there are several local golf courses. The Fortingall Hotel is a short walk and provides excellent bar or restaurant food and has a fun music night on a Friday. It is also home to the UK's oldest tree, the Fortingall Yew, which is believed to be at least 3000 years old!
The local market town of Aberfeldy is a short drive away and has lots of amenities such as shops and cafes, a swimming pool, tennis courts, white water rafting, canyoning, gorge walking, pitch and putt, golf, cinema and award winning bookshop.
The local area is an outdoor activity paradise with walking, cycling, golf, fishing, kayaking, canoeing, white water rafting, canyoning, gorge walking, horse riding all available nearby.
It is one of the fav cottage of ours, that we are visiting for the third time. Right from our honeymoon to our new member arrival (son's birth) this cottage has seen many wonderful times ours. It's our best & favourite.

The kids thought the hot tub , bedrooms, lights, and ice-cream machine were cool! We have thoroughly enjoyed the cottage and location, both fantastic. Puts the x in luxury!
